Do you work by the hour or the job?
Gladney Remodeling & Construction LLC bids for all work by the job, which includes the materials, time, possible permits and any subcontractors who may be required for the scope of the project you have designed. In fact, we believe that this is the most fair and transparent way to work with our customers. While we do not waste time on the work we do, we also do not hurry through a job. We know that remodeling jobs mean that we are often working in spaces in which people are living or working. We know that you are both excited to have the work begin and anxious to see it completed.
How will I know what my project will cost?
When we meet together about your project we will discuss all of the plans you have and the materials you want used. If you have used an architect, we will go over those plans carefully. Gladney Remodeling & Construction LLC will submit a bid to you for the entire job that will include a price. This price covers the specifics of the project and provides a contingency for revising the costs should you make changes after the bid is accepted and it provides a contingency should unforeseen changes become needed. In any remodeling job, until the project lays bare what is behind walls and beneath floors and ceilings, there is the possibility that additional unforeseen renovation work will be required. Our experience allows us to anticipate many of the secrets in a project, but there is always a possibility that we will discover water damage or structural issues that must be addressed.
Do you pay for materials and I reimburse you or does your quote include the labor and materials?
Gladney Remodeling & Construction LLC will purchase the materials necessary for your project. We will happily incorporate special pieces or elements that you may have that you want incorporated into the design and will work hard to salvage and restore pieces that are in historic buildings that add to the character of the design.
Can you do historic restoration?
Gladney Remodeling & Construction LLC loves historic restorations and is honored to accept this very specialized work.
How long will I have to wait for you to get started?
Gladney Remodeling & Construction LLC knows that coordinating starting times is important. Often you are living or working in the construction site and we understand that you need to know both when it will begin and when we are expecting to be finished. We will begin your job as quickly as we have a signed contract with your deposit and have the materials we will need in hand. We will coordinate with you about packing up possessions and clearing the space that our team will need to work so that you are inconvenienced for as little time as possible.
Do I need to give you a deposit upfront? What are your terms?
Gladney Remodeling & Construction LLC works under a contract with you and as part of that, the contract specifies an up-front deposit.
Do we sign a contract?
Gladney Remodeling & Construction LLC signs contracts for every job we do. This protects both our team and you as the property owner.
At what point am I obligated to pay my final invoice?
Your final payment is due at the walk-through at the completion of the project.
Do you provide a warranty on your labor?
Warranties on any appliances or devices we install are covered by the manufacturer. Gladney Remodeling & Construction LLC warranties the actual work we have done for a period specified in your contract with us.
What if I have a contract for work and then I decide I want more done that originally agreed upon?
We work hard to think through the project with you to include the entirety of your vision in the original contract. Changes once the project begins will impact the price. It can delay the timeline and change the materials or amount of material ordered. However, we also know that it is common for on-the-job changes to be made as homeowners or property owners begin to see the project take shape. When changes happen, it is important for the homeowner or property owner speak directly with Chris Gladney to assure that the changes are incorporated and it will require an addendum to the contract which lays out the change(s) and the associated change to the cost of the project.
Do you have insurance for your work? If so, what kind? How protected am I if you are working on my property?
Gladney Remodeling & Construction LLC is a licensed, bonded and insured company. We are happy to supply you with a statement indicating our indemnity.
